599 Grafton Gate, Milton Keynes

On behalf of Galliford Try, Smith Jenkins Planning & Heritage successfully secured planning permission for the development at 599 Grafton Gate, a 33-storey residential-led project in the heart of Milton Keynes.
Galliford Try, are a leading UK construction, infrastructure, and development group, that specialise in delivering Build to Rent apartment developments across the country.
For this project, Smith Jenkins Planning & Heritage advised Galliford Try on a comprehensive planning strategy to demolish a disused restaurant and erection of a 33-storey tall building in Central Milton Keynes (CMK). The site will be transformed and contain a landmark building, featuring 302 Build to Rent apartments, a range of amenity spaces, and commercial opportunities at ground level. Once completed, the development will not only serve as an iconic feature of the city but also enhance wayfinding within the city centre.
Smith Jenkins Planning & Heritage provided support throughout the pre-application, planning application, and planning appeal stages to secure approval for this project. While challenges arose during the statutory planning application process at the local level, Smith Jenkins Planning & Heritage worked collaboratively with Milton Keynes City Council during the appeal, resolving concerns and enabling a development that will greatly contribute to the vibrancy and vitality of CMK.
